Hagush Hagadol (The Great Plot). 1000 Dunam owned by 3000 persons
The area of the "Hagush Hagadol" in Tel Aviv is located between Levi Eshkol street in the east,
the planned continuation of Even Gavirol street in the west, Einstein street in the south and
Proppes street in the north.
The plot was subjected to a great number of disputes, legal and
administrative ones, all resulting from the fact that the 1000 dunam in the plot belonged to
about 3000 persons.
In 1978 the Court of Justice appointed few lawyers to administer the Gush Hagadol.
The major ones were Abi Naaman and Yuval Levi. In 1993 the plan to erect there 3300 building
units in addition to 23.4 thousand square meters of commercial buildings was approved.
In spite of this only two years ago the actual building started.
This because of prolonged disagreement over building rights between the heirs of the original
owners who all of them have died meantime. In order to settle the disagreements between the
heirs, the plan was to divide the plot into groups of 7 to 17 buildings with many green areas
between them. Each building contains a central air conditioning unit, improved kitchens,
a luxurious lobby, often a fitness room and a guard at the entrance. During the last 3 years
new projects were built, although for many buildings the disagreements between the heirs have
not been settled yet. Those who have started building have profited from the rise in real
estate prices in the Tel Aviv area. The price of apartments in the Gush Hagadol starts with
90 000 dollar for a built room and can reach 130 to 140 thousand dollar for a room depending
on location and whether the view is to the sea front.
